One major drawback is that rigid zoning leads to a lack of neighborhood diversity (thiếu sự đa dạng khu dân cư – absence of varied land uses), reducing social interaction and weakening community cohesion. By contrast, mixed-use models such as Transit-Oriented Developments integrate residential, commercial, and recreational spaces, creating lively community hubs. Another disadvantage is that overly rigid zoning undermines a city’s adaptability. As economic conditions evolve, fixed land-use patterns may prevent cities from repurposing underused areas. A clear example is the Downtown Retail Desert, where inflexible zoning (quy hoạch cứng nhắc – land-use rules that cannot easily change) has kept large blocks reserved for commercial use, resulting in vacant shops and declining urban vibrancy.

In conclusion, although separating land uses brings greater efficiency and managerial convenience, it also reduces diversity and adaptability, meaning its advantages and disadvantages are balanced.
